How long does a foam roof last?
With scheduled recoating every 10–15 years, effectively indefinitely — the foam itself doesn’t wear out if its coating is maintained. Foam roofs from the 1980s are still in service across the Valley on their fourth or fifth coating cycle. The roofs that “fail” are almost always roofs whose coating was neglected.
What does ponding water on my flat roof mean?
Water that remains 48 hours after a storm is ponding, and it deserves attention — it accelerates coating wear and can indicate drainage problems or low spots in the foam. Some ponding is fixable with foam build-up in the low areas during a recoat. The diagnostic will tell you whether yours is cosmetic or consequential.
My foam roof has blisters. Is that serious?
It depends on size, number, and whether they’ve opened. Small closed blisters are often monitorable; open or widespread blistering means moisture is getting where it shouldn’t. Don’t cut them open to look — you’ll create the leak you were worried about. Have them assessed and documented.
Can I walk on my foam roof?
Carefully and occasionally, yes — foam supports normal foot traffic. But keep other trades honest: AC techs, solar installers, and satellite installers damage more foam roofs than weather does. If anyone works on your roof, photograph the area before and after. If they’ve damaged it, we can document and repair it properly.
Does a white coating really lower my cooling bill?
