What Your Inspection Includes

  • A full-system evaluation — roof covering, flashings, penetrations, valleys, fasteners, ventilation, and drainage. Tile, shingle, foam, and flat roofs alike. The details that fail in a monsoon are the details we check first.
  • Complete photo documentation — every finding photographed and included in your report. You see exactly what we see, including areas of your roof you’ve never laid eyes on.
  • A written report in plain language — what’s wrong, what’s not wrong, what needs attention now, and what can safely wait. No jargon, no scare tactics.
  • A straight recommendation — repair, maintain, or replace, with honest reasoning for each. If your roof has years of life left, the report says so. Most of the roofs we inspect don’t need replacement — and we tell homeowners that every week.
  • Your documentation, forever — the report is yours to keep. Use it for insurance records, a home sale, a warranty claim, or simply to hold any contractor (including us) accountable.

When Should You Get Your Roof Inspected?

  • Before monsoon season. One displaced tile or failed flashing detail is all a microburst needs. A pre-storm inspection finds the weak point before the storm does — and before water is on your ceiling.
  • After a major storm. If the weather event was severe, documentation matters immediately — both for catching damage early and for having a credible record if an insurance claim becomes necessary.
  • Before you buy or sell a home. General home inspectors look at roofs from a ladder for a few minutes. We put certified roofing eyes on the single most expensive component of the house.
  • Every 2–3 years as routine maintenance. Arizona sun degrades every roofing material on a schedule. Catching wear at year 15 instead of year 19 is often the difference between a repair and a replacement.
  • Before your roof warranty expires. If installation defects exist, you want them documented while someone else is still responsible for them.
